Modern Shoal Bay Duplex Near Beach

The Location -The perfect holiday location! 16 Tomaree Road is positioned 200 metres back from the beautiful Shoal Bay Beach and adjacent to the Country Club. Shoal Bay is one of the most picturesque coastal towns Australia has to offer. Right on your door step you are greeted to a selection of eateries, bars and shops along the waterfront. The majestic Shoal Bay Beach curves 2.5km from Nelson Head to Tomaree Head. The calm clear bay waters are perfect for swimming, kayaking and stand-up paddle boarding (available for hire everyday during the high seasons of school holidays, long weekends and Easter) and picnic tables and barbecue facilities are on the beach side reserve. Also less than one kilometre away you will find the magnificent Tomaree National Park with spectacular views from the summit of Tomaree Mountain. Just a 5 minute drive in the opposite direction brings you to the township of Nelson Bay.

The House - The modern two storey house has large beige tiles flow throughout the home, accompanied by down lights. The two floors can be accessed externally, like separate living areas. The open plan living spaces are perfectly positioned with many accesses out to the wrap around balcony so you can relax either inside or outside on one of the outdoor settings. The balcony is surrounded with glass panels so you can enjoy elevated distant water views. The lounge area boasts two leather lounges and a single leather chair, flat screen TV, Foxtel, air conditioning and the dining area houses a lovely wooden table and six chairs.

Adjacent is the open plan modern kitchen, one upstairs and one downstairs The well equipped kitchens with stainless steel appliances includes a large two door fridge, dishwasher, microwave, oven and stainless steel range hood.

Continuing through the house (by accessing externally) you are greeted by three bedrooms on each level, and they have been beautifully decorated with soft warm furnishings. The three upstairs bedrooms consist of a master bedroom with a king, the second bedroom with a queen, and the third bedroom with two singles. The downstairs three bedrooms consist of a master bedroom with a queen bed and a flat screen TV, the second bedroom has a double bed and glass sliding doors out to the balcony, and the third bedroom has two single beds. All the bedroom have ceiling fans.

The two bathrooms with floor to ceiling tiles features a deep soaker tub, large separate shower, vanity with plenty of storage space and a toilet. There are two separate toilets, one on its own and another in the internal laundry which also includes a washing machine. a dryer, sink and plenty of bench/storage space.

There is off street parking in the drive way for two cars and can fit another 3 extra cars via street parking. There is also enough room for boat parking.

Please Note: This property is perfect for groups of larger families, two families, young adults, couples, friends. However, there is not internal access from the lower level to the first floor, please keep this in mind when booking with young children or those with less mobility.

Great property... Great location

Could not ask for a better location. Beautifully furnished clean and tidy.
Even though we had rain all weekend the only thing that dampened our weekend was trying to arrange a late check out. It took three separate occasions of me calling and trying to use a link that never worked and being told to try the link after 4pm it should work. I was eventually told after they spoke with IT that there was a problem with the link and they processed it over the phone. And when I went to the office to pick up the keys for the property I was told “I have given you both sets of keys they SHOULD open both upstairs and downstairs, if not just call the office or call back in”. That didn’t give me a lot of confidence that I would be able to get in.

Great location

Great place to stay. Only improvement would be complimentary shampoo/soaps and additional cleaning cloths. Or at least information this is not included.

If you cancel your accommodation the following applies -

1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.

2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –

i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.

ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.

iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.

3. If you shorten your stay, the unused portion of your rental is not refundable.

4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.

5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
