Shoal Bay Holiday House
The Location - The white sands and blue waters of Shoal Bay beach is just a short 450m stroll where you will also discover restaurants, bars, cafes and boutique shops. Take a walk to the top of Tomaree Headland or trails through the National Park (600m from house), cast a line or enjoy a bike ride along the cycleway to Fingal Bay (bike hire available at Shoal Bay). Shoal Bay offers four swimming beaches including Zenith, Wreck and Box Beach (not surf patrolled) as well as the calm waters of Shoal Bays big beach which runs from the headlands through to the coastal patrol at Little Beach. Fingal Bay is close by (2.3km) and offers a patrolled surf beach, cafes, restaurants and a playground. Once you stay here you will want to come back time and time again!
The House - A comfortable single level family home offers floorboards throughout, air conditioned open plan living area with flat screen TV, FOXTEL, DVD, CD player plus bi-fold doors that open up to the entertainment balcony with an in-built gas BBQ and outdoor setting for 10 guests. There is separate tiled dining area with a ceiling fan.The fully equipped kitchen comes with stainless steel appliances including full size fridge/freezer, dishwasher, microwave, under-bench oven and glass stove-top.
The spacious master bedroom comes with a queen size bed, built-in robe, small TV and a private ensuite bathroom with glass shower, vanity and toilet. The second bedroom is ideal for a young family with a tri-bunk bed (single on-top with a double on-bottom), built-in robe plus a cot. The third bedroom also has a tri-bunk bed, bedside table and built-in robe with the fourth bedroom offering a queen size bed, built-in robe plus a third TV. The main bathroom has a corner bath, glass shower, vanity and toilet.
Other features include a fully equipped laundry with top loading washer and dryer, plus internal access to the single lock-up garage. There is a second car space on the driveway as well as boat parking on the level grassed area at the front and side of this corner block making it easy to park your trailer boat or jet skis.
There are definitely smoke alarms at this property.

Great home for 2 families
We loved staying in this home. It was very well set up for our 2 families staying together, with lots of space. The large dining table was perfect, and the comfy lounge was huge. It's a low maintenance home that has everything you need. Was super clean and beds were pretty comfy. All in all, a spacious and comfortable home that was easy to stay in!
The only thing I would point out (that may not be clear from the ad) is that it is located on a corner block, and is quite exposed to the road. The outdoor setting (and BBQ) faces the road and is quite exposed, so not private if you enjoy eating outside. Not particularly safe for little kids to play outside unattended, however our school aged kids were fine. Also, it's a 5-10min walk to the water, but there is a big uphill on the way home and only part of the walk is pavement, so keep that in mind.

Good Location but needs some TLC
The house is large and close to Shoal Bay and beaches. BUT ...
The house was not clean on our arrival. Bin stank, bathrooms with hair, dusty. Kitchen benches and cupboards dirty. Beds had stains and doonas etc were old and looked as if they hadnt been laundered for a very long time. Blinds and curtains with holes or broken. Blown lights, flat batteries in remotes and the air conditioning remote did not work even after replacing the batteries. There is a lot more I could point out that required maintenance or replacement. Over priced and did not meet our expectations.

We are extremely sorry for the state of the property, the cleaner responsible has been spoken to and a clean has been performed, our maintenance team have carried out repairs on the property. Again our sincere apologies for the inconvenience and disruption these issues may have caused.

Perfect location , we had a boys weekend and the proximity to the local drinking establishments and beach was spot on .

If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
