The Location - This delightful holiday home is situated in a quiet neighborhood just out of town, it is perfectly positioned in a child friendly cul-de-sac with a lush reserve at the front providing leafy views at every turn and capturing the sound of birds. Bagnalls and Dutchies Beach are only 1.5kms away, Dutchies is a picturesque bay with a shaded sandy beach great for swimming, it has a lovely reserve that hugs the beach with picnic and BBQ facilities and a children's playground at the western end. The township of Nelson Bay is 2km away and offers a large selection of cafe's, restaurants and boutique shops, with the Marina being the gateway to many dolphin cruises and other water activities. There is a breathtaking lookout on Gan Gan Hill along Nelson Bay Road only 2.5km from the house offering spectacular views over Port Stephens.
The Duplex - This retreat is perfect for the whole family. This architect designed ducted air conditioning duplex is set over two levels. Entering through a porch on the upper level you are greeted to the three spacious bedrooms and the main bathroom. The master bedroom offers a queen size bed, ensuite with shower and built in robes. The other two bedrooms offer a queen bed in one and two singles in the other. The main three way bathroom features a modern glass shower, a bath, vanity and toilet. Continuing through the duplex is an open plan living area emphasized by natural light and high curved ceilings, creating a warm and spacious environment. It encompasses a smartly updated kitchen, including a gas stove top, steamer and dishwasher, while meal time comes with the choice of eating in the dining area or in the courtyard. The living area provides a smart flat screen TV, Blu-Ray DVD player and Wifi, this area flows out to a sunny balcony and offers distant water views.
Downstairs you will find the laundry fitted with a washing machine and dryer plus a third bathroom with a shower and toilet. This leads out to a private undercover courtyard with outdoor furnishings and a gas BBQ. Other features include a flat driveway with a single lock up garage and a single carport. There are definitely smoke alarms at the property.

Relaxing Beach View Stay
From the get go the experience I had with Winning Holidays was exceptional. Great communication, quick to reply. Checking in and out was the easy and simple. Beautiful tidy clean house with gorgeous views of the ocean. Would book again in a heartbeat.

Great home, great views!
Had a wonderful, comfortable stay. Our cavoodle loved it too! It was close enough to everything and had lovely views out across the bay and the heads.

Cancellation Policy
If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
