The Location - The duplex is situated along Government Road only two blocks back from the picturesque Dutchies Beach. You can access the beach via foot down steps from Gloucester Street. Dutchies beach is an idyllic spot to enjoy calm waters for swimming, BBQ facilities, picnic tables,and a children's playground. You can continue by foot along a scenic pathway to Nelson bay and D'Albora Marina approx 1km from Dutchies. Nelson Bay offers plenty of boutique shopping, restaurants and cafes.Salamander Shopping Centre is only a short 3.5km drive.
The Duplex - This stylish ducted air conditioned duplex is situated over two levels, complete with modern tiles down stairs and floorboards upstairs with all the bedrooms carpeted. Entering on the ground level, are three of the four bedrooms. A queen bed in one, two singles in another and a sofa bed in the third, two of them with built ins. The main bathroom and laundry are also on this level. The bathroom offers a bath, shower and a double vanity with the toilet. The laundry offers a washing machine with a clothes line provided in the back courtyard. Leading to the back of the duplex is a rumpus room which opens out to an undercover balcony.
Open wooden stairs lead up to the the main open plan living area, which offers a well equipped kitchen with dishwasher, microwave, fridge freezer, oven and gas stove top. The duplex has a dining table with eight chairs and the living area with flat screen Smart TV, which is positioned to take in the fantastic water views through glass sliding doors to a balcony. Enjoy the sea breezes with a glass of wine. Also on this level is a powder room and the master bedroom offering a queen bed, built in robe, ceiling fan and ensuite with a shower, double vanity and toilet.
Please note that the double garage is not for guest use but there is parking for two cars in the driveway.
There are definitely smoke detectors in the premises.

Great for a getaway
Great views, lovely open plan living & close to the peaceful Dutchmans Beach. Mostly clean, minimally equipped however the linen is a good inclusion. Check in and out is a bit arduous.

Nice place but no bbq as advertised
Good location with nice view but was disappointed when we arrived to find the balconies were very dirty, the air-conditioning not cooling enough and you can't open the windows for fresh air because the are locked and no BBQ as advertised for the Australian day. Over price!

Serious defect in air conditioning unit
Do not rent this property. We arrived on a 50 degree day and turned on the ducted air conditioning but it said 'filter needed changing' and was not working to full capacity. We left it on anyway but realised the ground floor bedrooms and tiles were heating up. By evening, all bedrooms on the ground floor were boiling hot, especially the back room, which we later found was located above a part of the air conditioning unit that contained the propeller fan and some heat exchange box (type of unit typically located outdoors but in this case was under the house). We didn't receive keys to unlock windows so had to keep the front and back doors open. What little air conditioning we had on the top floor was turned off, which helped cease the underfloor heating on the ground floor over the next day.
Apart from this, dishwasher was not working and amenities seriously minimal, fan in downstairs bathroom was not working, 2 of the 3 bed side lamps were not working (probably needed a light bulb change), gas stove does not turn from high to low (just stays at high), no BBQ available even though listed on the website, broken sofa (ripped sides), en-suite toilet upstairs did not flush and bins at front of house was overflowing with rubbish which meant excess rubbish kept on the side of house. Seriously suggest these defects all be fixed before renting out to the next group, especially the air conditioning. Two stars only because location was good and apartment itself (without all the defects) was spacious.

Cancellation Policy
If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
