The Duplex - This single level duplex has reverse cycle air conditioning and a ceiling fan in the living area, as well as a Smart TV and DVD player, and a separate kitchen/dining room with microwave, cook-top, oven and air conditioning. There are two bedrooms (queen bed and two single beds), plus a sofa bed in the living area, a bathroom with shower and bath and an internal laundry with washer and an extra shower and toilet (no dryer). A fully fenced yard and a single lock up garage plus off street parking (ideal for a boat). The property has unlimited wi-fi.

1. The rubbish was stinking as it wasn’t emptied. We had to keep the front door closed all the time to avoid the stink
2. The WiFi wasn’t working for the first two days.
3. Not too sure if we missed it during booking but was disappointed to note that there was no air condition in the bed rooms
4. The sofa bed in the living room was dusty
5. The condition of the outdoor seating unit was horrendous and completely unusable
6. The linen had stains in them
7. The kitchen A/c wasn’t good enough to even the dinning table and had no swing options.
Pros
The property’s location is the best, very easy to get to the beach and the cruises.
Certainly value for money if maintained well

Great House
Central location, clean and all around very comfortable. Would definitely stay again. 10 minute walk into Nelson Bay and the marina. Probably need to drive to beaches but all in all really spot on.

Brilliant!
Short walk everywhere. Was great to walk down to the marina. One of our guests caught the train from Sydney then the bus from Newcastle and the bus stop was right out the front of the house. Many beaches quite close. Brilliant public transport around Port Stephens as a whole. Would recommend to anyone!

Cancellation Policy
If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
