The Location - Unit 11 Bay Village is centrally located in Shoal Bay which means our guests are ideally placed for the towns vibrant and lively atmosphere. The unit is positioned just metres back from the beautiful Shoal Bay Beach and literally just above an array of convenient shops, cafes and restaurants to choose from. With clear turquoise waters and white sands it is in a desired waterfront area and is the perfect holiday getaway. Right on your door step you are spoilt with the energetic atmosphere of Shoal Bay, a pristine beach offering great swimming and a chance to unwind and for the more adventurous, there are kayaks, stand up paddle boards (open everyday during the high seasons of school holidays, long weekends and Easter) and bicycles for hire. There are secluded walking tracks through Tomaree National Park and spectacular views from the Summit of Tomaree Mountain, plus a selection of other surf beaches. Just a 5 minute drive (3 km) in the opposite direction brings you to Nelson Bay.
The Unit - This first floor unit is positioned in the middle of the Bay Village Complex and offering excellent water views across the bay and delivers the right combination of convenience and style to appeal . Fully refurbished with a host of cosmetic updates including stunning tiles throughout. The open plan living area offers a split system air conditioning unit, ceiling fans, flat screen TV in the lounge area, dining setting and a well equipped kitchen including a microwave, oven and fridge/freezer. This area flows out to a lovely balcony which offers guests an outdoor setting and gas BBQ for alfresco dining.
The unit is fitted with two bedrooms both with ceiling fans, one has a queen size bed and the other two single beds. The modern bathroom offers a glass shower, vanity and toilet. Other features include a single allocated car space in the communal lock-up garage below the Bay Village Building and use of the shared laundry which is on the same level as the unit with coin operated washing machine and dryer. There are definitely smoke detectors at this property.

Unit 11/47 Bay Village The place was great the view was amazing everything right except for two things that were annoying bedroom two with two single beds backs onto the air-conditioner which makes a terrible noise at night it has a little extra pump on top of the wardrobe that keeps going off every three minutes keeping you awake and also the front door lock is very fidgety apart from that it is a terrific place to stay at Shoal bay

Arrived to a disgusting unit. Beds not made, towels on floor and doors, bathroom bin overflowing,toothpaste and spit on the bathroom sink. Management fobbed me off. Finally into unit 4.5hrs after arriving.
Have sent emails, keep getting fobbed off to someone else. Very unprofessional company.

Great view
My mum, sister and I had a lovely time. The kitchen window needs to be fixed and the toilet seat was broken but overall we had a great time in a lovely renovated apartment with a great view of the bay and very reasonably priced.

Very poor management
After picking up the keys from the hub we ventured out to the premises. There was no security key to allow us to access the premises. We were admitted by kindly neighbours & made our way to the property where we found that the screen door was so old & corroded that it could not be opened. After several minutes we managed to get in contact with Alloggio who sent a rep around to confirm all we said.
Why were the keys & door not checked prior to renting?
To fix the door we were told that a locksmith would attend. He did so 3 hours later at 5.30 pm. He removed the lock from the screen door so that the premises could be accessed. He informed us that both the Property Mng & Alloggio were aware of the issue with the screen door & choose not to rectify. Hence day one of our holiday was spent waiting around for keys to access property & then the locksmith due to the inefficiencies of both Property Mng & Alloggio.
I'd of thought that prior to renting out a unit for the first time these would be basic checks that would be performed. Apparently not.
No apology was offered by either PM or Alloggio for stuffing up day one of our holiday.

The owner had previously stayed in the property and there was not a problem with the locks, but unfortunately we failed to get the screen door keys from the owner. Apologies for our error and for the inconvenience and time wasted.

Cancellation Policy
If you cancel your accommodation the following applies -
1. Bookings cancelled at least 90 days prior to “Guest” arrival date is refundable less a cancellation fee of $100.00.
2. Booking cancelled less than 90 days from “Guest” arrival date are non refundable but the following does apply –
i) if any guest has booked direct with Alloggio Holidays, and request a refund for a booking arrival date inside 90 days, we do not refund but can transfer booking dates or if guests are uncertain of dates we will provide them with an Alloggio Holiday gift voucher to the value of their “Rent” component of the booking.
ii) our fees will be retained however when the guest does utilise the gift voucher the value of rent will be towards whatever the cost of their new booking value is. There will be no booking fees charged on gift voucher bookings as we have already retained the fees.
iii) The voucher will be valid for booking stay dates within three years from date of issue and may be used on any of our Holiday Properties depending on availability.
3. If you shorten your stay, the unused portion of your rental is not refundable.
4. Any Bookings made via an OTA, for example, Stayz, , Airbnb or other booking provider will be subject to the OTA Terms and Conditions.If you cancel any booking made through Stayz, , Airbnb or other booking provider you may be required to pay further fees to those providers pursuant to their cancellation policy.
5. Any costs imposed by any other provider are in addition to any costs imposed by Alloggio Management.
